The existing housing stock comprised entirely of 1, 2 and 3 bed flats which provided little flexibility or independence for residents and did not meet decent homes standards. With only some of the ground floor units having their own gardens, they were very open with no privacy and the only other amenity space was poorly defined areas of grass between buildings, with no sense of ownership. Parking was provided by some garages and large parking courts between blocks, with little to no surveillance. As a result of this, many residents had taken to parking on the grassed spaces and verges to the fronts of the flatted blocks and this was becoming a nuisance for residents and damaging landscaping.

KSA was part of the team from the very outset of this project and so were able to bring our masterplanning and planning negotiation skills to the table from day one. We were able to help in all initial and subsequent meetings with the Local Authority and Local Ward Councillors, who had strong reservations of yet another false start to this estate regeneration. By reassuring all stakeholders that a fast and concise approach to the project was to be taken, within weeks we were starting consultation with the residents and drawing on the practice’s experience of organising these activities.

Ideas and aspirations were shown to residents at regular consultation and information events, ensuring that they had a sense of ownership and valued input into the scheme. This combined with regular newsletters, FAQ’s and the formation of a residents steering group, created positive and sustained action. During this process the design team worked closely with the local planning authority, highways and the arboriculturalist to ensure that all required information and reports were ready to be submitted and all contributions and necessary works cleared largely in advance. Despite undergoing thorough rigorous public consultation, full statutory and stakeholder negotiations the scheme was submitted and successfully gained planning approval within one calendar year. An achievement that the practice and the client were justly proud of.
