01 Background
In 2014, KSA was selected through a mini-competition process, to design a 98-unit housing scheme (including six fully certified Passivhaus dwellings) on a green field site adjacent to the M27 motorway at Hatch Farm, West End. The project was a joint venture between Eastleigh Borough Council (the landowner) and Radian as developer partner.
02 The story
KSA worked closely with the client’s Design Manager and Local Authority Urban Design Officer to develop a suite of house types which met the various requirements of the different tenure types. These formed the basis for our detailed masterplan. From the outset, the client was keen that the development should have a modern feel. After carrying out an in-depth precedent study, KSA provided various options for the external style, and ultimately, a fusion between contemporary design with traditional detailing was selected providing a unique aesthetic and identity.
KSA developed a suite of house types to meet the various requirements of the different tenure types and these formed the basis for our detailed masterplan. With a change in the economic situation, the Local Authority was faced with making considerable savings in their budget and had to demonstrate best value for the scheme. KSA were asked to review the project to see if the density could be increased without sacrificing the original intent. Working closely with the acoustic consultant, we were able to move the development line closer to the M27 whilst remaining within acceptable limits for noise. This minor change yielded a further 13 units making the scheme viable.
