33-unit retirement living scheme located in the centre of Angmering, West Sussex, for McCarthy Stone.
Located in the centre of the visually sensitive village of Angmering in West Sussex, this former car garage and showroom occupies a site partially within the village conservation area and sits adjacent to a number of Grade II listed buildings and flood plain. As such, a highly sensitive and contextually driven approach to design was required.
An original application by McCarthy Stone for the site, incorporating a convenience store and Retirement Living apartments was refused at appeal in 2022 due to concerns around its impact on the conservation area, specifically relating to the building massing along the High Street, driven in part, by the need to optimise development on site to address local need.
KSA have worked on a revised scheme, omitting the retail element in order to reduce the overall scale and mass of the development while following a similar architectural style to the original application. This reduction provided an opportunity to soften the High Street elevation, addressing the reason for refusal at appeal.

A formal application comprising 33 retirement living apartments was approved in late 2023.
